Welcome to Residences at Sabal Point

The Residences at Sabal Point were originally constructed as Apartments in 1995-96. There are eleven buildings containing the current condominiums, a Club House, and a maintenance building. Common facilities include a fitness center, swimming pool, 2 barbeque and picnic areas, children’s playground, tennis court, car wash, and trash compactor.

In September of 2005, the apartment complex was bought and converted to 240 condominiums. On September 7, 2005 Articles of Incorporation were filed for “RESIDENCES AT SABAL POINT CONDOMINIUM ASSOCIATION, INC.” The Declaration of Condominium followed on September 8, 2005. An Engineering Study detailing the conditions at the time of conversion was then completed in October, 2005. 120 condominiums or 50% were sold by February 22, 2007.

The three member Board of Directors was originally controlled by the Developer with one owner representing the interests of the owners. On February 22, 2010 the Developer turned control of the board over to the Owners.

Calendar of Reminders - Owner Responsibility

  1. Owners are required to have Fire Extinguishers checked annually in October. One per Unit
  2. Owners are required to replace Smoke Detector Batteries annually in October. Instructions
  3. Owners are required to replace Smoke Detectors every 10 years. Two per Unit.
  4. Owners are responsible to change Furnace Filters monthly- Potential Fire hazard if not changed.
  5. Owners are responsible to service their own A/C units annually - October Recommended.
  6. Owners are responsible to have hot water heaters drained annually to prevent lime & iron
    clogging or rusting through.
